According to the St. Paul Assoc. of Realtors. The median sales price for a home in Linwood was at 159,900 as of July 2009 and this year it was listed at 190,788. This is a change in the area of 19.3%. During this same period the average sales price was 164,000 and 189,448. So this is a change of 15.5%.
As of July 2010 there have been a total of 89 homes listed and 35 closed sales. This shows it is still a buyers market. Average days for a home to be on the market is 108 days which is 45.3% less days than a year ago.
As the market continues to be sluggish we have to be sure to list homes at what they will likely sell for. A competitive market analysis is a great way to see what your home might sell for in today’s market.
