Sellers have some things to think about as they prepare to sell their homes.  We all want top dollar for our home no matter if it needs lots of work and repairs or if its move in ready.  Let’s talk about some tips that will help you, the seller to be successful.

  1.  Ask your realtor for a comparative market analysis.  This will show you what homes in your area, style, size and condition are going for.  Your home will sell for exactly what someone is willing to pay.  Your home will not sell with a higher price tag if there are other options that are less expensive.  Your Realtor will help you to choose the best price for your home.
  2. Many of you are resistant to staging.  While, I do not necessarily consider bringing in staged furniture, I do think that you should pack as much personal stuff away as possible.  You want potential buyers to see this space as their new home.  If you have too many photos of your family, grandma’s favorite dishes, and general clutter, you will not be allowing potential buyers to see your homes potential.
  3. When an offer comes in, consider the full offer.  Share your thoughts with your realtor, then send your Realtor back if negotiation is necessary.  Your Realtor is trained to support you and will do a good job of during negotiation and will do their best to get you the best offer.
  4. Finally, many sellers like to request a reduction in commission.  While this sounds like a good idea, be mindful that this is the work we do and we work very hard to present your home in the best way way possible and work tirelessly to find your buyer, negotiate, maintain contact with mortgage companies, title companies, and you the buyer to make sure the deal gets to the closing table as sold and closed.
