Arm and Hammer for Safe and Effective Cleaning

I was recently at the lake and to be honest, the lake home had been closed up for a bit too long.  Lucky for me I had brought along my Arm and Hammer Baking Soda and sprinkled a bit onto the carpet, added a new box to the refrigerator, and then mixed up a quick solution to scrub those hardwood floors and other areas that needed to be dusted.  In no time, I had the house smelling fresh and looking clean.  What is your favorite thing to use Arm and Hammer on?  Please share – I love to hear and gather more tips!

Getting Top Dollar For Your Home

Sellers have some things to think about as they prepare to sell their homes.  We all want top dollar for our home no matter if it needs lots of work and repairs or if its move in ready.  Let’s talk about some tips that will help you, the seller to be successful.

  1.  Ask your realtor for a comparative market analysis.  This will show you what homes in your area, style, size and condition are going for.  Your home will sell for exactly what someone is willing to pay.  Your home will not sell with a higher price tag if there are other options that are less expensive.  Your Realtor will help you to choose the best price for your home.
  2. Many of you are resistant to staging.  While, I do not necessarily consider bringing in staged furniture, I do think that you should pack as much personal stuff away as possible.  You want potential buyers to see this space as their new home.  If you have too many photos of your family, grandma’s favorite dishes, and general clutter, you will not be allowing potential buyers to see your homes potential.
  3. When an offer comes in, consider the full offer.  Share your thoughts with your realtor, then send your Realtor back if negotiation is necessary.  Your Realtor is trained to support you and will do a good job of during negotiation and will do their best to get you the best offer.
  4. Finally, many sellers like to request a reduction in commission.  While this sounds like a good idea, be mindful that this is the work we do and we work very hard to present your home in the best way way possible and work tirelessly to find your buyer, negotiate, maintain contact with mortgage companies, title companies, and you the buyer to make sure the deal gets to the closing table as sold and closed.

What Makes You Dream of the Lake?

The lake calls to us, but in a variety of ways.  Many homeowners dream of water living.  What that water looks like though has many different perspectives.  For some it is the rustic cottage with little added amenities and for others it is the place that is filled with all of the current luxuries of the finest homes.

No matter what your get away looks like, a realtor is likely the best place to start when you are looking for your perfect dream home.  Careful consideration must go into what you really need when living on or near water.  Water activities and what you can expect of this waterway, but also what accommodations you will require.  Will you need to have a town nearby?  Will you want other area activities?  How near will you need to be to restaurants and stores?

Time at the waters edge must also be considered.  How many days per year will I occupy the home?  How will I maintain the home and do the required lawn maintenance?  Are there services who can help me with these things?  Perhaps I will plan to share it with family or rent it to others for part of the year?

Purchasing a home must come with lots of consideration, but a lake home has even more to consider.  Working with a real estate agent who understands your needs will help you to best find the perfect escape!

I don’t know if the health claims are true or not but I can tell you I feel relaxed when working in the office.  The lamp is beautiful and am hopeful that I can buy some more soon for other areas of the house.  Mine is very similar looking to the photo.  The only negative is the light bulbs.  I think the company knows they have a problem with the bulbs and is trying to correct this issue as my lamp came with two bulbs.  Since the first one burned out right away, it was wonderful to be able to put in the other one and then add a bulb to my shopping list.  I would definitely buy another one from this company.  Don’t let the bulb issue scare you away.  Many bad marks for a low cost bulb when the product itself is beautiful!

scroll1. Be mindful that you chose to sell your home. This can be an emotional roller coaster between selling a home that is filled with memories, to packing, to wonderment about the next place you will call home. Remember that a buyer is looking for any imperfections to share with you in a price war. It is always good to take your emotions and focus instead of the asking price and if the buyers demands are agreeable. It doesn’t matter if you heard that they hate your paint choice or they feel your living room is cluttered. Remember they are making an offer and you do wish to move.

2. Listen to your selling agent – They have been doing this a long time and know what sells and in what price range. You can list your home for whatever you want, however your agent can show you what price it is likely to sell in. Be open to any showing requests If potential buyers cannot get into your home, it cannot be sold. If they they tell you to downsize until the move, listen. Cluttered homes are hard for buyers to picture themselves in and often clutter makes the home look smaller.

3. Be realistic. When an offer comes in, again step away from emotions and really look at the offer. Sometimes a lower offer is actually a better offer than a higher one due to details on the buyers side. Sometimes a closing date is most important. Sometimes just moving is the highest goal. If you remain open minded as each offer comes in you will be at a good place to consider if this is a good offer. If you are not getting offers, listen carefully to your agent as well as any comments from home showings. Take these comments too heart. If they share its over market, consider a price change. If they all think that bright orange living room is hard to look at, consider buying a gallon of paint and go neutral. Focus on the small things. Dust cold air returns, wash light switches, add a fresh new rug, a few towels, perhaps a bedspread. These little tasteful changes can make someone wish to move in.
